No. The free plan covers one property with as many rooms, beds and tenants as it has. The limit is on the number of properties, not tenants.
All add-ons together, including unlimited properties, are ₹159/month flat. If you subscribe during the trial, the paid month starts after your remaining free days, so no trial days are lost.
For rent collection, usually yes. A register or spreadsheet costs nothing too, but it cannot remind tenants, send receipts, or show tenants their own dues — which is where most late rent comes from.
