Chennai's PG market is steadier than Bengaluru's and has a different shape. The IT corridor along OMR, the colleges in the south and west, and the hospitals and offices in the city centre keep beds full all year. Tamil Nadu also has some of India's clearest rules for women's hostels, and they apply to most ladies' PGs. This guide covers what tenants pay, the licences, costs and where demand is.
What PG tenants pay in Chennai
From the rent that 304 tenants in 21 Chennai PGs on My PG Manager actually pay (October 2026):
| Room | Median rent per bed |
|---|---|
| All PGs (median) | ₹7,000 |
| Middle 50% of tenants | ₹6,000 – ₹8,000 |
| Double sharing | ₹7,800 |
| Triple sharing | ₹7,500 |
| Four or more sharing | ₹6,500 |
| AC room | ₹7,800 |
| Non-AC room | ₹6,800 |
| Girls' PGs | ₹7,500 |
| Boys' PGs | ₹6,800 |
Three things are different from other big cities:
- AC is normal. 40% of Chennai tenants in our data are in AC rooms, against about 6% in Hyderabad. The AC premium is small, around ₹1,000, so a non-AC PG competes mainly on price.
- Girls' PGs charge more. The median in girls' PGs is ₹7,500 against ₹6,800 in boys' PGs, the reverse of Hyderabad. Safety, licensing and fewer good options all play a part.
- Small gaps between sharing types. Double sharing is only about ₹300 more than triple, so a double room is an easy upsell.

Licences and rules in Chennai
Trade licence from Greater Chennai Corporation
A PG needs a trade licence from Greater Chennai Corporation (GCC), applied for online or at the zonal office. GCC revised trade-licence fees sharply in 2024, and the fee depends on the category and size of your premises, so get the current figure from your zonal office. The board outside must show the name in Tamil as well. Areas outside GCC, such as Tambaram, apply to their own corporation or municipality.
Women's hostel licence (Tamil Nadu)
Under the Tamil Nadu Hostels and Homes for Women and Children (Regulation) Act, 2014, a hostel or lodging house for women needs a licence from the District Collector, and a ladies' PG generally counts. Running one without a licence is an offence. Since a May 2025 amendment to the rules, applications and renewals are made online in Form-I; reports put the fee at ₹10,000 and the licence's validity at 10 years. The rules set norms for the building, space, sanitation and safety, and were amended again in December 2025, so read the current version before you apply.
Inspectors and parents will also look for the basics of a safe women's PG: a fire safety certificate, a woman warden, CCTV at the entrance and common areas, a visitor register, residents' records and verified staff.
Our girls PG safety checklist covers the practical side of these.
Tenancy registration and stamp duty
- Tamil Nadu's tenancy law (2017) requires tenancy agreements to be registered with the Rent Authority within 90 days, whatever the term, online at tenancy.tn.gov.in. At the very least, register your own lease of the building.
- Stamp duty is 1% of the rent and advance. See our stamp duty guide.
FSSAI for food
If you serve meals, you need FSSAI. Since April 2026 basic registration covers food turnover up to ₹1.5 crore, for ₹100 a year. See FSSAI registration for PGs.
Setting up: the Chennai checklist
- Lease in writing with PG use allowed, registered with the Rent Authority.
- Fire safety: extinguishers, a clear second way out, safe wiring, and a fire certificate where your building needs one.
- Trade licence from GCC or your local body.
- District Collector licence if you house women.
- FSSAI registration if you serve food.
- CCTV, residents' register and staff verification before the first resident moves in. Our police verification form has the state rules.
- Agreements for every resident with your house rules attached.
Costs to plan for in Chennai
- Electricity is the cost that surprises new owners. With AC common and heat for most of the year, bill AC rooms by sub-meter or price power in; see electricity bills per room.
- Water: many areas rely on tankers or Metro Water supply in summer.
- Monsoon: low-lying areas flood in the north-east monsoon (October to December). Check the building's flood history, and keep the electrical panel and generator above flood level.
- Licences: the trade licence, the women's hostel licence and fire certificate cost money and time; build them into your opening date.
- Lease advance: Chennai landlords often ask for an advance of several months' rent for a commercial use.

Where demand is
- OMR IT corridor: Taramani, Perungudi, Thoraipakkam, Sholinganallur and Siruseri, for IT professionals who want AC and double rooms.
- Guindy, Velachery and Porur, for offices, hospitals and the industrial estate.
- South-west suburbs: Chromepet, Pallavaram, Tambaram and Perungalathur, near colleges, the airport and the suburban railway, with lower budgets.
- City centre: Anna Nagar, T. Nagar and Nungambakkam, for students, coaching and hospital staff.
Before choosing a building, check the commute to the nearest large employer or college, the number of PGs nearby and their prices, and whether your residents want AC, food or private rooms. For filling a new PG, see how to fill vacant beds.
Running it well
- Collect rent without chasing, with automatic WhatsApp reminders and receipts.
- Keep inspection-ready records: trade licence, women's hostel licence, fire certificate, FSSAI, residents' IDs and agreements in one place.
- Bill electricity fairly with sub-meter readings, so AC residents pay for what they use.
My PG Manager keeps rooms, residents, verified IDs, rent, sub-meter electricity bills and expenses together, so an inspection or month-end takes minutes. It costs ₹159 a month after a 14-day free trial.
Frequently asked questions
Is a PG business profitable in Chennai?
It can be. Demand is steady all year and rents are in a ₹6,000–₹8,000 band. Profit depends on occupancy, the lease rent and, in Chennai especially, electricity costs in AC rooms.
Do I need a licence to run a ladies' PG in Chennai?
Yes. Besides the trade licence, a hostel or PG for women needs a licence from the District Collector under the Tamil Nadu women's hostels Act of 2014, applied for online in Form-I.
How much is PG rent in Chennai?
In our data the median is ₹7,000 a month, with half of tenants paying between ₹6,000 and ₹8,000. Double sharing is about ₹7,800 and girls' PGs have a median of ₹7,500.
Do PG agreements have to be registered in Tamil Nadu?
Tamil Nadu's tenancy law asks for tenancies to be registered with the Rent Authority within 90 days, whatever the term. Register your own lease of the building at least, and stamp every agreement at 1%.
