Short answer: the typical PG bed in India costs ₹6,000 a month. Half of all tenants we looked at pay between ₹5,000 and ₹7,500. But the number moves a lot with the city, the sharing type and whether the room has AC.
Most "PG rent" figures online are asking prices from listings. This report is different: it uses the rent that 5,342 tenants are actually paying in 718 PGs that run on My PG Manager, as recorded by their owners. Methodology and how to cite this data are at the end.
Key findings
- National median PG rent: ₹6,000/month (middle 50%: ₹5,000–₹7,500).
- Highest city medians: Jaipur and Ahmedabad (₹7,500), followed by Gurugram (₹7,125) and Chennai (₹7,000).
- Bengaluru has the widest spread: the top quarter of tenants pay ₹10,000 or more.
- AC rooms cost about 33% more: ₹8,000 vs ₹6,000 median.
- Double sharing is the most expensive shared option at ₹7,500; four-or-more sharing is ₹5,500.
- Boys’ and girls’ PGs have the same median (₹6,000); co-ed PGs charge more (₹7,000).

A “—” means fewer than five tenants in that sharing type, so we have not shown a figure.
What stands out
- Jaipur and Ahmedabad beat the metros on median rent. Their PGs in our data are almost all double and triple sharing — Jaipur has hardly any four-bed rooms — so the per-bed rent is higher even though overall living costs are lower.
- Bengaluru is two markets. The median (₹6,750) looks ordinary, but double-sharing rooms run at ₹10,400 and the top quarter of all tenants pay ₹10,000+. Location near tech parks decides the price.
- Hyderabad is the most consistent. With 1,371 tenants it is our largest sample, and half of them pay between ₹6,000 and ₹7,500.
- Tier-2 cities are far cheaper. Kurnool’s median is ₹3,700 — about 40% below the national figure.
Rent by sharing type
| Room type | Median rent | Tenants |
|---|---|---|
| Double sharing | ₹7,500 | 1,186 |
| Triple sharing | ₹6,500 | 1,394 |
| Four or more sharing | ₹5,500 | 2,404 |
| Single room | ₹5,744 | 358 |
Single rooms look cheaper than double sharing here, which surprises people. The reason: many single rooms in our data are small budget rooms in smaller towns, while double-sharing rooms cluster in metro PGs near offices. Within the same PG, a single room almost always costs more than a shared bed.
Four-or-more sharing is the most common arrangement — 45% of tenants in our data live in rooms with four or more beds.
AC vs non-AC
| Room | Median rent | Tenants |
|---|---|---|
| AC | ₹8,000 | 762 |
| Non-AC | ₹6,000 | 4,580 |
Only 14% of tenants are in AC rooms, and they pay about ₹2,000 (33%) more. If you are a PG owner thinking about adding AC, use the PG profit calculator to check whether the extra rent covers the electricity.
Boys vs girls vs co-ed PGs
| PG type | Median rent | Tenants |
|---|---|---|
| Boys | ₹6,000 | 2,679 |
| Girls | ₹6,000 | 1,319 |
| Co-ed | ₹7,000 | 1,344 |
There is no “girls’ PG premium” in the median, but co-ed PGs charge about ₹1,000 more.
What this means if you are looking for a PG
- Use the city range above as a reality check. A double-sharing bed in Hyderabad at ₹12,000 is well above what most tenants pay.
- Ask what the rent includes — food, electricity, Wi-Fi and housekeeping change the real cost more than ₹500 of rent difference.
- Typical deposits are one or two months’ rent; get the refund terms in writing in your PG agreement.
- Browse verified PGs with prices on Find PG.
What this means if you run a PG
- Price against your city, not the national figure. The middle-50% range is a good band for a standard bed; go above it only with something tenants can see — AC, a private bathroom, meals, location.
- Double sharing earns the most per bed. If your rooms can take two beds comfortably, that is where demand and price meet.
- Collecting the rent matters as much as setting it. Automatic WhatsApp rent reminders and receipts cut late payments without awkward calls.
Methodology
- Source: anonymised, aggregated rent records from PG properties managed on My PG Manager, taken on 10 October 2026. No tenant or PG is identifiable.
- Who is counted: tenants who were living in a PG (active or serving notice) on monthly rent — 5,342 tenants across 718 PGs. Daily-rate guests (72) were excluded.
- Rent: the monthly rent recorded by the owner for each tenant. Depending on the PG it may include food; electricity and one-off charges are not included. Rents below ₹1,500 or above ₹50,000 were treated as data-entry errors and left out.
- Cities: shown only with at least 40 tenants in at least 5 PGs. Figures are medians, which are not distorted by a few very high or very low rents.
- Limits: the data reflects PGs that use our software, which skews towards organised, multi-room PGs in South and West India. It is not a census of every PG.
